Maybe. If you already own the property you will be doing construction on, you and your builder have the option to select the title company. In many cases the builder has a favorite title company they like to work with and have a working relationship with. They may also have multiple projects with that one title company and it’s efficient for them to work with one Title Company to process their draws. Ultimately it is a conversation you want to have with your builder when deciding which Title company to choose.
If you will be buying a property and closing at the time you close on your construction loan, the seller’s attorney or someone else may be ordering the title.
At no time will the lender dictate where title is ordered from, however, the lender may have some recommendations on who to use as they may see firsthand who manages the draw process quickly and efficiently and has a working relationship already established.
